  • How do I book a room?

  • Is there a booking fee?

    Yes, there is a £250 booking fee. When your tenancy commences, the booking fee will convert into a refundable damage deposit. All deposits are registered with TPS which is a government accredited Tenancy Deposit Protection Scheme provider. At the end of your tenancy a final inspection of your room will be carried out prior to your move out and if any deductions are required they will be discussed with you at this point. Assuming the room and its belongings are in the same condition as when you moved and you have provided your bank details within our Portal you will get your deposit back within 10 working days. If you cancel your room booking within 14 days of your Accommodation Offer then you will be entitled to a full refund. After 14 days, the booking fee is non-refundable. Please refer to the CRM Students cancellation policy for full terms and conditions.

  • What is your payment procedure and do I need a guarantor?

    If you have a UK based guarantor, you can choose to pay the rent in instalments. Guarantor needs to be someone in full-time employment. They must be able to provide a copy of their passport/Driving licence; two proof of addresses and sign the two copies of the tenancy agreement. The proof of addresses can be a recent utility bill; recent bank statement; Council Tax letter; recent payslip or Revenue & Customs letter. Your guarantor could be your Parent or Guardian for instance.

    If you cannot provide a UK based guarantor then you can either use our Guarantor Services or choose to pay the full year rent in one-go before you move into the accommodation.

  • Can I book a tour of the accommodation?

    Yes! During the construction of Viridian Studios, we have prepared a marketing suite which is modelled as a standard studio room. It shows the fixtures and fittings provided in the whole accommodation. You can book a viewing here.

  • What do I have to do if I want to cancel my booking?

    There is a standard 14 day cooling off period from the time you book your room. Within this period, you can cancel for a full refund. Past this, you are responsible for finding a suitable replacement (a student not already living at Viridian Studios, who is attending a full time course at Kingston University). Until a suitable replacement is found you are liable for the rent owed, and once you've found a replacement you will have to pay up to a £250 admin fee. We refer students looking for rooms outside of our normal booking periods to this Facebook group.

  • Can I move in later than my start date?

    Yes. You can move in on the day your contract starts or any day after the start of your contract, we just ask that you confirm your arrival date and let us know if anything changes.

  • How much do the rooms cost?

    There are six sizes and rooms are priced on the basis of the size of the room. The en-suites studios start at £240 per week and rise to £310 depending on the size.

  • When do I need to pay my rent?

    Your rent will be split into 3 equal instalments (autumn, spring and summer terms).

    You will need to pay the first instalment one month before your tenancy starts. So if your contract starts 16 August 2018, payment will need to be received by the 6th September 2018.

    Please ensure you make this deadline; otherwise your room may be allocated to another student on the waiting list.

  • What is included in the rent?

    Your stylish room, access to our vibrant communal spaces, all utility bills (i.e. electricity, water, heating) Wi-Fi broadband and content are all included.

    The following is not included:
    ■ laundry
    ■ linen (including bedding and towels); or
    ■ crockery, cutlery and cooking utensils

  • Do I have to pay Council Tax?

    Full time students in the UK don't have to pay council tax, however you have to provide a certificate to show your status as an exempt student.

  • Can I have a discount?

    There will be some discounts offered for early bookers, but this will be for a limited period only so book early to benefit!

  • What payment types are accepted?

    Booking payments and rent can be made with all debit and credit cards. Please note there is no charge when paying with a UK debit card; with all other cards a 2.5% surcharge will be added. Card payments may be taken online, over the phone or at the Show Studio.

    If you wish to pay your rent in three instalments (advance payment for each term) you can also pay via Pay to Study, a quick, easy and secure online bank transfer for international students.

    Please note: We are not able to accept: direct bank transfers, cheques or cash payments.

  • Who can live at Viridian Studios?

    Only students attending Kingston University London will all be able to live at Viridian Studios.

  • How far away is the University campus?

    The property is just 700 metres away.

  • Is there free internet access?

    Yes, every room features it's own high-speed 100Mb wi-fi hotspot that will connect your laptops, tablets and phones. The property also has wi-fi throughout, including the communal areas.

  • How many students can live at Viridian Studios?

    58 students.

  • What facilities do you have?

    Communal lounge, reception, 24/7/365 CCTV, electronic key fob access, cinema area, games tables and laundry access.

  • Do I need to bring my own towels, linen, crockery, kitchen utensils, etc?

    You can pre-order a wide option of student living packs from our portal, the operator and at reception for all of your bedding, linen, crockery, cleaning and hospitality needs. Add-on services and other accessories such as stationery can also be purchased.

  • Do you clean my room?

    No, you are responsible for cleaning your own room, however we do offer maintainance and cleaning packages at an additional cost.

  • Do you allow pets?

    No, sorry!

  • Can I share with a friend?

    No, sorry!

  • What happens if I need assistance in my accommodation? E.g. for bulb replacement?

    There will be on online reporting system which enables you to report any maintenance issues. Your problem will be logged and a member of the on-site maintenance team will help resolve the issue as soon as possible.

  • How is my room cleaned?

    It will be your responsibility to keep your room clean. Vacuum cleaners will be provided for you to use, free of charge. There will also be an offer of cleaning service at an additional charge.

  • Is there a curfew?

    There is no curfew at Viridian Studios, but we do operate 'quiet hours' between 11:00pm and 7:00am.

    Viridian Studios wish to ensure that it is a good neighbour and do not cause neighbours, those living in Viridian Studios and those that live next to Viridian Studios any disturbance.

  • If a friend wishes to visit me, can they stay in my room?

    You can have overnight guests staying with you as long as it is cleared with Management in advance. Your guests must be registered with reception when they arrive.

  • If I go away for the university holidays do I need to move my possessions out of my room?

    No, you only need to move out of the room at the end of your contract.

  • Can I smoke in my room?

    Smoking is not allowed in any part of Viridian Studios. You can smoke outside the accommodation in designated areas.

  • Is there car parking at Viridian Studios?

    No.

  • Can I bring my bicycle?

    Yes, we have secure bicycle storage at Viridian Studios.
